When you want to buy a home, hire me as your free Buyer's Agent. A percentage of the sales price is used to compensate both the seller's agent and the buyer's agent so that's why I cost you nothing. A buyer's agent is legally and ethically bound to get the best price, terms and conditions for the buyer.

Unless you have a written Buyer's Agency Agreement with the agent helping you, your conventional agent is actually representing the seller! As long as you are paying for it, you may as well get someone who is going to be working in your best interest.

Another survey by US Sprint (the long distance company) showed that their employees who used an exclusive buyer’s agent saved an average of 5.5% on the cost of a home when compared to those using a traditional agent. On a $150,000 home that’s about $7,500.

A recent survey by the Federal Trade Commission found that 71% of home buyer’s hought the agent who ‘helped’ them ‘represented’ them. Sadly, they didn’t realize their agent also represented the seller and intended to get the highest price for that seller.

As Your Buyer's Agent I Will:

  • Provide 100% loyalty, obedience, confidentiality, and full disclosure to the home buyer.
  • Negotiate the best price and terms for the home buyer, including MLS properties, foreclosures, For-Sale-By-Owners, and builder's new homes
  • Reveal the willingness of the seller to accept a lower price
  • Real any information relating to the motivation of the seller to sell the property quickly, such as relocation, purchase of another home or financial problems
  • Reveal any facts that will either positively or adversely affect the value of the property
  • Add any special provisions to the contract that will protect the best interest of the buyer and/or provide the buyer with an additional concession or savings.
  • Investigate strengths and weaknesses of the properties and advise the buyer accordingly, even if that means pointing out reasons not to buy.
  • Locate, evaluate, and negotiate for new vacant lots, new home construction, and home design.
  • Interview potential builders, check their credentials, supervise construction and schedule final inspection.
  • Generate proper documentation that helps to protect the home buyer when purchasing real estate.
  • Recommend thorough real estate inspectors who will uncover any defects of the property.
  • Recommend knowledgeable mortgage consultants who work in the best interest of the purchaser rather than the lender.
  • Commit to saving the home buyer money, avoiding costly mistakes and reducing unnecessary stress.
