If you make the wrong choice you could cost yourself tens of thousands and months of frustration. It happens all too often. When you enter the market to sell your home… you’re in business.  You’re in the business of selling your home. And the person you choose should be a worthy business partner.

Flexible Listing Agreement

In most cases, if a home is priced right and if the marketing agent performs diligently the home should sell within 6 months. However, if you're in a hurry, I can I guarantee I’ll sell your home in 90 days or I’ll pay you $1000 at closing. Also, if you find a buyer on your own and sell your home yourself while I have it listed, you don’t need to pay me. Also, you can cancel your listing agreement at any time, prior to accepting an offer to purchase your home if I do not perform to the agreed on marketing plan.

Prepare CMA to Establish Market Value

One of the most important things to do when successfully marketing a home is to properly ascertain the correct market value. The first few weeks of a marketing plan are the most active and it is very important that the initial price will capture the attention of the market. There are many buyers working with agents that have seen all available homes in their price range and are waiting for new selections to become available. In our market homes sell for an average of 97% of their listed price.

Four factors determine how fast a home will sell. These factors are PRICE, LOCATION, CONDITION, and MARKETING. You are in control of two of these factors. You can change the condition by investing money in improvements and you are in control of what you price your house at. You can not change location but I can change marketing. That is where my proven marketing plan can help you.  

A detailed Comparative Market Analysis will provide a comprehensive and illustrative view of the market by comparing your home and its attributes to similar actively listed homes, recently sold homes and those homes that were listed and failed to sell.

Staging

Preparing your home to sell is called "staging". When selling we want to accentuate the homes positive features and make it sparkle. We will go about getting your home ready to sell the way you would go about getting your car ready to sell. We'll clean, paint, prune, de-clutter and make it look like a "model home". Vacant homes also sell faster when staged with nice furniture. I’ll place a toll free number on the sign in your yard and your flyers. When people call they get more information about your home and I capture their phone number and give them a follow up call. People like this because they don't have to speak with an agent.

Mail Just Listed Postcards

Because your neighbors are the only people that understand the benefits of owning a home in your neighborhood as well as you do, at your request I will mail the JUST LISTED picture postcards of your home. This often produces leads in one of two ways. Many neighbors may know someone who would like to move into the area. Often neighbors who may have a growing family will need to move up to a larger home and would like to stay in the same neighborhood and or school district. Similarly, empty nesters may want to stay in the same neighborhood but would like to move to a smaller home.

Hold Agent Open House

These are generally held within the first two weeks of listing the property. They are designed to open the house to the local real estate agents so that they may preview the property easily. We do this by offering them lunch (provided by me). I also ask them to fill out an opinion form regarding pricing and the condition of the property – later, we go over their forms to see if there are any ideas that would assist you in obtaining the best possible price.

Advertise Public Open House in Bryan College Station Eagle

At your request, I will conduct open houses, which will be advertised in the Eagle Newspaper and on the internet. A complete information packet with all pertinent information is distributed at each open house so that visitors can bring the home to potential decision makers.

 

Ugly Yellow Signs

In addition to the company “For Sale” sign, in neighborhoods where this marketing technique would be of benefit, we put up a second sign saying “Zero Down Payment - Free Recorded Message”. The purpose of the “Ugly Yellow” sign is to penetrate the advertising “protective armor” of the Buyer and get them to take action by calling the free recorded message. Direct marketing research has shown that because it doesn't look like an ad, people are more likely to call. When prospective Buyers, even ones who can afford to pay cash, see this sign they say, “How do they do that?” or “I want to learn about this house!” and then call the free recorded message. Research indicates this is an effective source of prospects for your property. urprising as it seems, we get comments from Buyers saying how glad they are that we put terms on our signs and they didn’t know how affordable a home could be. What could this mean to you? Instead of Buyers driving past your home and all the other properties with just a “For Sale” sign, they may take a closer look.

Communicate Regularly with Progress Reports

It can be frustrating when trying to sell a home without the benefit of market updates and feedback from each showing of your home. During the entire process of the marketing plan each home seller is provided with a list of showings and feedback from the REALTOR who shows their home. Home sellers are also provided with weekly market activity updates showing recent sales of competing homes or new competing homes entering the market. This is an effective tool in evaluating the effectiveness of marketing efforts and the markets' response to the home and its price. I will call or email you with updates at least once a week or you can fire me!

Adjust Marketing Plan Accordingly

No one seller or property is exactly the same. If there is anything missing from our marketing that the seller wants we'll accommodate them the best we can. If they don't want something in our standard marketing plan, we can remove it. If something isn't working quite the way we intended we will adjust our plan to suite the seller and their property.
